Behind The Property Notebook

A Little About Rachel

Property Consultant · Associate Director · PropNex Realty

I'm Rachel, a property consultant based in Singapore.

My work sits at the intersection of property, people and practical decision-making — helping clients navigate the considerations that come with buying, selling, leasing and investing in property.

A Little About My Journey

After graduating from Nanyang Technological University, Singapore, I began my career at a leading integrated development in Singapore, where I gained experience in commercial property and leasing. Working there gave me insight into tenant relationships, commercial positioning and the considerations involved in managing and optimising retail assets. It taught me to look at property not simply as a physical space, but as an asset shaped by its location, positioning and the wider environment around it.

I carry that perspective into my work today as a property consultant, advising clients across residential and commercial property. Whether it's a home or an investment, I believe understanding the asset is only part of the equation — the right decision comes from seeing how it fits into the bigger picture.

What Shaped The Way I Work

Over time, I've learnt that good property advice isn't simply about knowing the market. It's about knowing which questions to ask, what details matter, and how they fit into the bigger picture.

01

See The Bigger Picture

Property decisions rarely exist in isolation. The surrounding market, location, finances and future plans can all change how a property should be viewed.

02

Stay Curious

Every property, neighbourhood and client presents a different set of questions. I believe good advice starts with asking the right ones.

03

Keep Things Practical

There's a lot of information in property. My role is to help separate what's important from what's simply noise.

Recognition Along The Way

A few milestones along the way — and reminders of the trust placed in me by my clients.

Grateful for every milestone, and even more grateful for the people behind them.

Property Is More Than A Transaction

Working across different sides of the property industry has taught me that no two property decisions are quite the same.

A home can be a place to live, an upgrade, an investment or simply one part of a much bigger financial plan.

The numbers matter, but so do the circumstances behind them.

That's why I approach each conversation by first understanding what the property means to the person making the decision.

When We Work Together

I don't believe in a one-size-fits-all approach. Every property decision is shaped by different priorities, circumstances and goals.

01

A Conversation First

Before looking at properties, I want to understand what you're actually trying to achieve.

02

Honest Perspectives

I'll share the opportunities, considerations and trade-offs as I see them — not just the parts that are easy to sell.

03

Decisions & Action

My role is to help you understand your options, make informed decisions and take the next step with clarity.
